Because the property is located directly on the waterfront with sauna, jacuzzi and access to the fjord, guest safety is extremely important. To ensure a safe and peaceful stay for everyone, all guests must read and follow the safety policies and house rules below.Emergency number in Norway: 112 (Police) / 113 (Medical) / 110 (Fire) A first aid kit is available in the apartment. Guests should immediately contact emergency services if a serious accident occurs and the host.
Fire Safety
Smoke detectors are installed in the property. Open flames, candles or fire sources must never be left unattended. Guests must ensure that the barbecue or grill fire is completely extinguished after use.
Sauna & Jacuzzi Safety
For health and safety reasons, alcohol and drugs are strictly forbidden in the sauna and jacuzzi area. Any use of alcohol, drugs, or intoxicating substances in these areas will be considered a serious violation of the property rules and may result in immediate termination of the stay without refund and removal from the property. Guests use the sauna and jacuzzi at their own risk. Please use them responsibly and follow all posted or provided instructions. No glass glass near jacuzzi or sauna. Glass bottle and glass wear are not allowed in or around the jacuzzi or sauna for safety reasons.
Water Access & Swimming
The property is located directly by the water. Jumping into the water, swimming, and use of the waterfront area are entirely at your own risk. There is no lifeguard on duty. For guest safety, life jackets and a rescue buoy are available on the property, but guests are fully responsible for their own actions and supervision.
Children Must Be Supervised
Children must never be left unattended anywhere on the property, especially near the waterfront, sauna, jacuzzi, terraces, stairs, and rocky areas. The terrain around the property may be slippery, steep, uneven, and rocky, which can be dangerous for children and adults alike. Parents and guardians are fully responsible for the safety and supervision of minors at all times.
Illegal Activity Strictly Prohibited
Any form of illegal activity is strictly prohibited on the property. This includes, but is not limited to, drug use, vandalism, violence, theft, or any unlawful conduct. Any suspected illegal activity will be reported to the police immediately and may result in immediate removal from the property without refund.
Quiet Hours
To respect neighbors and preserve the peaceful atmosphere of the property, quiet hours are from 22:00 to 08:00. During this time, guests must avoid: • loud music • shouting • parties • outdoor disturbances • any excessive noise Parties and disruptive gatherings are not allowed at any time.
Respect for the Property
Guests are expected to treat the apartment, outdoor areas, sauna, jacuzzi, and all facilities with care and respect. Any damage caused by negligence, misuse, or violation of house rules may result in additional charges.
Registered Guests Only
Only the number of guests included in the reservation are allowed on the property unless approved in writing in advance. Unauthorized visitors, events, or gatherings are not permitted.
Use of Outdoor Areas
Because the property is located on a natural waterfront with uneven terrain, all outdoor areas are used at the guest’s own risk. Please move carefully, especially in wet, icy, windy, or dark conditions. Suitable footwear is strongly recommended. Open fires are not aloud only at the area for BBQ & Grill.
BBQ & Grill Safety
Guests are welcome to use the barbecue/grill provided on the property. However, for fire safety reasons, all guests must ensure that the fire or charcoal is completely extinguished after use. Before leaving the grill unattended or finishing its use, please make sure that: • all flames are fully extinguished • charcoal is completely cooled or properly put out • the grill area is left safe and clean Open flames must never be left unattended, especially due to changing weather conditions such as wind. Guests are fully responsible for ensuring that the grill is used safely and properly extinguished after use. Failure to follow these fire safety rules may result in liability for any damage caused.
Emergency Responsibility
Guests are responsible for acting with caution and common sense during their stay. In case of emergency, guests must contact local emergency services immediately 112 and the host. By staying at the property, guests confirm that they understand and accept these safety rules and house policies.
Security Cameras
Security cameras monitor exterior areas only and do not record inside the apartment or any private spaces.
For the safety and security of guests and the property, security cameras are installed in exterior areas around the property. These cameras monitor outdoor spaces only, such as entrances, parking areas, and the surrounding exterior of the property. There are absolutely no cameras inside the apartment or in any private indoor areas. The cameras are used solely for: • guest and property safety • monitoring unauthorized access • protection against theft, vandalism, or illegal activity By staying at the property, guests acknowledge and accept the presence of outdoor security cameras as part of the property’s safety measures.
Drone Use
The use of drones on or around the property must comply with Norwegian aviation regulations. Operating a drone in Norway may require proper registration, certification, and compliance with national drone laws. Guests are fully responsible for ensuring that they meet all legal requirements before flying a drone. The use of drones without the required certification or in violation of Norwegian regulations is strictly prohibited. Guests must also respect the privacy and safety of others and avoid flying drones close to people, buildings, boats, or neighboring properties.
Jet Ski Use Policy
For safety and insurance reasons, the Jet Ski cannot be rented or used without the presence of the host or an authorized representative of the property. Guests who wish to use the Jet Ski must also hold a valid license for operating high-speed boats or personal watercraft, as required by Norwegian regulations. Use of the Jet Ski is subject to: • availability • weather conditions • safety briefing by the host Guests must follow all safety instructions provided before use. Life jackets must be worn at all times. Unauthorized use of the Jet Ski is strictly prohibited and may result in immediate termination of the stay and additional liability for any damages or insurance violations.
No Smoking indoors
Smoking and vaping are strictly prohibited inside the apartment or camper/caravan/. Smoking is only allowed in designated outdoor areas.
Slippery Surfaces & Natural Terrain
The property is located on a natural waterfront with rocky and uneven terrain. Outdoor areas may become wet, slippery, steep, or uneven, especially during rain, frost, or windy conditions. Guests must move carefully and wear appropriate footwear when walking around the property. Use of all outdoor areas is at the guest’s own risk.
Paddle Board & Water Equipment
If paddle boards or other water equipment are available, they must be used responsibly and at the guest’s own risk. Life jackets must be worn at all times when using water equipment. Children may only use water equipment under direct adult supervision. the host or the company is not responsible for accidents resulting from improper or unsafe use of water equipment
Weather & Natural Conditions
Due to the property’s location directly by the fjord, weather conditions may change quickly, including strong winds, rain, waves, and slippery surfaces. Guests are responsible for using outdoor facilities such as terraces, docks, sauna areas, and waterfront access with caution during changing weather conditions.
Respect for Neighbors & Private Property
Guests must respect the privacy of neighbors and surrounding properties. Entering neighboring areas, docks, boats, or private land that does not belong to the property is strictly prohibited. Guests are expected to behave respectfully and avoid disturbances to the surrounding community.
Liability & Guest Responsibility
Guests are responsible for their own safety and the safety of all members of their group during their stay.Host or the company is not liable for accidents, injuries, or loss of personal belongings that occur as a result of failure to follow safety guidelines, misuse of facilities, or unsafe behavior. By staying at the property, guests confirm that they understand and accept these safety policies and house rules.
